Project schedule

Overall timeline

From groundwork to finished clubhouse, four months of structured progress.

Apr 2025

Groundwork and foundation

Excavation of pillar holes to a depth of at least 80 to 100 cm. Pouring of 14 concrete pillars. Anchoring with threaded rods.

May 2025

Walls and roof structure

Erection of wall framing, installation of top plates, and roof construction with the correct pitch for drainage.

Jun 2025

Cladding, insulation, and interior panels

Exterior cladding (372 linear meters of boards), wind barrier, roofing, windows, and sliding doors installed.

Jul 2025

Final completion and interior fit-out

Electrical connection from the garage. Water supply from the tennis court tap. Interior fit-out and final completion.

Utilities: Water supply from the tennis court tap · Electricity from the garage (Rustad will engage an electrician and hopes for sponsorship of this work)
Construction details

Foundation and pillars

14 concrete pillars in a strategic grid pattern ensure even load distribution and a stable base for the entire structure.

⬇️

Excavation

  • Depth: 80 to 100 cm depending on frost line
  • Placement: 4×4 grid
  • Purpose: Below frost depth
🔩

Concrete tubes

  • Standard ground: 250 mm diameter
  • Soft ground: 300 mm diameter
  • Anchoring: Threaded rods
Concrete requirement: 14 pillars × 0.071 m³ = 0.99 m³ concrete total · equivalent to approx. 77 bags of 25 kg each

Building method

From sill to roof

Three connection points define the structure: floor to wall, wall to wall, and wall to roof.

🏗️

Floor to walls

  • Method: Sill beam and nails/screws
  • Sill membrane between concrete and bottom plate
  • Bottom plate 48×98 mm or 48×148 mm
  • Threaded rods and washers for anchoring
  • Long screws or nails 90 to 120 mm

Procedure

  1. Lay sill membrane between concrete and bottom plate
  2. Fasten the bottom plate with anchor bolts into the concrete
  3. Screw the bottom plate to the floor joists with long screws
  4. Use nail plates at joints for extra strength
🔲

Wall to wall

  • Method: Overlapping corners
  • Wall framing 48×98 mm or 48×148 mm
  • Angle brackets, cheaper than long screws
  • Galvanized nails 75 to 90 mm
  • Nail plates for extra reinforcement

Procedure

  1. One wall runs continuously, the other butts against it
  2. Fasten corners securely with angle brackets
  3. Secure with long 90 mm screws
  4. Add cross battens at the transitions
🏠

Wall to roof

  • Method: Top plate + angled screwing
  • Top plate 48×98 mm or 48×148 mm
  • Wood screws 120 mm or nails
  • Slope: 20 to 30 cm per meter of roof width
  • Roof joists approx. 60 cm spacing

Procedure

  1. Attach the top plate, with one long wall higher for slope
  2. Install roof joists with angle brackets
  3. Lay roof sheathing (plywood/OSB) + roofing
  4. Install gutters and downpipes on the lowest side

💡 Most cost-effective solutions

Use nails instead of screws where possible, as nails are cheaper. Buy angle brackets in bulk to reduce unit cost. Use offcuts and leftover materials for cross battens in corners and joints. Build with overlapping corners instead of using additional fastening hardware.
